A different way to describe the listing pool
Active listings describe available choices. Pending listings add a view of homes already under contract. Dividing the second count by the first gives a relative measure of those two groups, not a measure of how many August listings converted to contracts.
For these four counties, the calculated result ranged from 22.4 pending listings per 100 active in Fulton to 29.0 in Gwinnett. Hall measured 26.4 and Forsyth 23.2. The counties differ in size and property mix, so the ratio should not become a ranking of individual neighborhoods.
The denominator matters
A higher pending-to-active ratio can reflect a different pending count, active count or both. This one-month comparison does not identify the cause. It also does not show whether the pending properties will close, at what price or on what timetable.
For a buyer or seller, this is a prompt to inspect the relevant active and pending set together. Keep the geography and property type aligned, and use completed sales separately when discussing demonstrated sale prices.

Calculate pending listings divided by active listings ×100, rounded to one decimal. These are snapshot counts describing a typical day in the month, not a flow of contracts signed during the month. The published provider ratios closely agree after rounding.
