Terms of Service

Agreement

By using dreamsmithrealty.com (the “Site”) you agree to these Terms of Service. If you do not agree, please do not use the Site. The Site is operated by DreamSmith Realty (Ashley Smith, Georgia REALTOR® license #407881), affiliated with Keller Williams Realty Atlanta Partners (an independently owned and operated brokerage).

What this Site is and is not

The Site is informational. Pages describing communities, market conditions, neighborhoods, taxes, school districts, dock permits, septic rules, and similar topics are educational and reflect public information current as of the dates published. They are not:

• Legal advice. Consult a licensed attorney for legal questions.
• Tax advice. Consult a CPA or tax professional.
• Financial or investment advice. Consult a licensed financial advisor.
• An offer to sell or buy. Listings displayed on the Site are provided by MLS / IDX feeds and may be inaccurate or out of date. Always verify listing details directly.

MLS / IDX listings

Property data on the Site is provided through licensed MLS / IDX feeds (powered by iHomeFinder). Listings come from the listing brokers and are believed to be reliable, but DreamSmith Realty does not warrant the accuracy of any listing data, measurement, school assignment, or tax figure. Buyers should independently verify anything material before relying on it.

Your account & saved searches

If you create an account through the Site (for saved searches or favorite listings), you are responsible for keeping your password secure. You may delete your account at any time by emailing ashley@dreamsmithrealty.com.

Acceptable use

• Don’t scrape, mirror, or republish Site content without permission.
• Don’t use the Site to send unsolicited commercial messages.
• Don’t attempt to interfere with Site security or availability.
• Don’t submit false information in any form.

Fair Housing

DreamSmith Realty is committed to the principles of the federal Fair Housing Act and Georgia state fair-housing law. We do not discriminate based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, or any other class protected by law.

Brokerage relationship

Communicating with Ashley Smith via the Site does not establish an agency or fiduciary relationship. Agency is established only by a signed brokerage engagement (buyer representation, listing agreement, or equivalent). Until that signed engagement is in place, no fiduciary duties are owed.

Third-party links & services

The Site links to third-party websites and embeds third-party services (Google Maps, iHomeFinder, YouTube, payment forms, etc.). We are not responsible for the content, accuracy, or practices of those services. Your use of them is governed by their own terms.

Intellectual property

All original content on the Site — editorial text, photography we own, graphics, and the overall design — is copyright DreamSmith Realty. MLS / IDX listing content remains the property of the respective MLS and listing brokers. The Keller Williams Luxury name and marks belong to Keller Williams Realty.

Disclaimers & limitation of liability

The Site is provided “as is.” To the maximum extent permitted by law, DreamSmith Realty disclaims all warranties, express or implied, including accuracy, non-infringement, merchantability, and fitness for a particular purpose. DreamSmith Realty is not liable for indirect, incidental, consequential, or punitive damages arising from your use of the Site. Nothing in these Terms limits liability that cannot be limited under applicable law.

Governing law

These Terms are governed by the laws of the State of Georgia, without regard to its conflict-of-laws principles. Disputes will be brought in the state or federal courts located in Forsyth County, Georgia.

Changes

We may update these Terms from time to time. The effective date above will reflect the latest version. Continued use of the Site after a change constitutes acceptance.
