
What Pending Listings Add to a North Georgia Market Conversation
Realtor.com’s August data shows roughly 22 to 29 pending listings per 100 active listings across four selected Georgia counties.

Look beyond the active count
An active listing count tells you how many homes are available within a defined market. It leaves out another useful group: homes already under contract. Looking at both can make a market conversation more complete, provided the two measures stay clearly defined.
In Realtor.com’s August 2026 county data, Gwinnett had about 29.0 pending listings for every 100 active listings. Fulton had 22.4, Hall 26.4 and Forsyth 23.2. These are calculations from monthly snapshot counts. They do not describe the percentage of newly listed homes that found a buyer.
Use pending properties to ask better questions
If you are selling, pending properties can help identify which alternatives have left the active competition. Their public asking prices may be visible, but a contract’s final price and terms are not established by this dataset. Avoid treating an asking price as a confirmed result while the transaction remains pending.
If you are buying, the active set shows the choices you can investigate now. Pending properties can help explain why a once-available alternative no longer belongs on that list. Neither group alone answers what you should offer for a different property.
Compare like with like before using the ratio
Start with a search area and property type that reflect your actual decision. Then check whether the active and pending groups use the same boundary and collection date. Mixing an active count from one provider with pending listings from another would make the denominator unreliable.
The four counties in this report are broad. A ratio for Hall does not isolate Gainesville or Lake Lanier waterfront. A Fulton ratio does not describe only Alpharetta, Milton or Roswell. The local competitive set may behave differently from the county total.
Finally, keep completed sales in a separate part of the review. They provide evidence of closed outcomes, while active and pending counts describe other stages of the market. A useful briefing respects all three. That makes it easier to distinguish what we know from what is still in progress.

Questions behind the numbers
Does 29 pending per 100 active mean 29% of homes sell?
No. The numerator and denominator are different snapshot groups, not a tracked cohort of the same listings.
Is this months of supply?
No. Months of supply uses a sales-rate denominator. This calculation uses pending and active listing counts.
Are the pending prices final sold prices?
No. This report uses counts, and a pending status does not establish a closed transaction price.
