That is not a contradiction. Median and average answer different questions and can be affected by the mix of homes that closed. The public summary cannot isolate a change for any one neighborhood or home type, so it should not be turned into a local valuation claim.
The smart move
Use the regional figures to frame questions, then move to comparable properties that match the home’s location, condition and type. A careful review should separate asking prices from closed sales and should not assume a broad median is a target for an individual property.
These figures cover the ARA 11-county region and exclude Hall. They do not establish a Lake Lanier waterfront premium, a luxury-market trend or a price forecast for Cumming, Alpharetta, Milton, Roswell, Gainesville or Buford.
