A price headline is context, not a valuation

A regional median is helpful because it shows the middle of a broad set of completed sales. It is not a substitute for a property-specific comparison. In July, the ARA median rose modestly from June while the average edged lower. That alone tells us the mix of sales deserves attention.

Those priorities can lead to different choices. The regional median may help frame the market, but direct competitors and recent matched closings carry more weight for a property-level strategy. A Lake Lanier or Hall County conclusion needs data that measures that exact market. The ARA figures do not. The smart use of this briefing is to make the local pricing review more disciplined, not to borrow authority from a broader region.
