Forsyth County: Fewer Sales, a Similar Average Price

Fewer transactions did not produce a lower average

The Forsyth County row shows 27 fewer reported sales in August 2026 than a year earlier. The average sold price, however, was $699,533 compared with $698,096. The count fell 12.6% while the average rose about 0.2%.

These measures describe different aspects of the reported activity. Sales count is not a count of all interested buyers. Average sold price describes the properties that closed and does not measure a constant-quality home. The public table cannot explain why the count changed.

A preparation question, not a forecast

For a seller, the combination supports reviewing the competitive set and planning a response to observed activity. It does not establish that price cuts are universally necessary or that values are protected. For a buyer, it does not identify how many suitable alternatives exist in a specific neighborhood.

This is Forsyth County context, not a Cumming city study or a Lake Lanier waterfront series. The Georgia MLS coverage note and the distinction between completed sales and current listings remain essential when taking this finding into a property-specific conversation.

How we calculated it

Read the August 2025 and August 2026 Solds and Ave Sold Price columns for the named counties. Retain the source averages as published, rounded to whole dollars.

Calculate year-over-year change as (August 2026 value / August 2025 value - 1) × 100. Compare the same calendar month; this is not a seasonally adjusted series.

• Reported sales change: (187 - 214) / 214 × 100 = -12.62%
• Average sold price change: (699,533 - 698,096) / 698,096 × 100 = 0.21%

What this can and cannot tell us

• Broad county context from Georgia MLS only. It does not isolate Lake Lanier waterfront, named cities, neighborhoods, private docks or luxury homes.
• Georgia MLS says its records may not reflect all real estate activity. These are reported sales, not a complete county census.
• Average sold prices can change with the mix of properties sold. These aggregates do not measure the appreciation of the same homes.
• The source labels active and under-contract columns Current. Those columns are excluded from this August comparison.
