Start with activity before drawing a price conclusion
Forsyth County’s Georgia MLS row presents a useful pair of signals. Reported August sales fell from 214 in 2025 to 187 in 2026. The average sold price barely moved, rising from $698,096 to $699,533. A lower number of completed transactions did not translate into a lower published average in this comparison.
For someone preparing to sell, the better question is how much direct competition a buyer will see. The county total cannot answer that, and it cannot tell us whether the change came from fewer buyers, fewer suitable listings, different contract timing or another factor. Those explanations need evidence beyond this table.
Make the launch plan specific
Review the homes that overlap with yours in location, type, size, condition and price expectations. Separate properties that have closed from those still competing for attention. If a supposed comparable requires several large assumptions, keep it visible as a weaker comparison instead of treating it as the anchor.
