What changed

The July ARA region had 20,863 active listings, 410 more than June. Published supply edged from 4.6 to 4.7 months, while average days on market increased from 21 to 24 days.

The direction is clear: more options were available and the regional average pace was longer. That is useful context, but it is not a rule for every home. A well-prepared listing can differ sharply from a regional average, and a buyer's choice set can differ by location and budget.

The smart move

Buyers can use more choice to compare condition, location and long-term fit without treating every listing as interchangeable. Sellers can use the same context to examine active competition before choosing price and preparation.

This does not measure Lake Lanier waterfront supply, Gainesville, Buford, Cumming or any luxury tier. Hall is outside the ARA footprint. A local inventory review needs data that actually matches the property and geography.

Eight published source values across two regional months: active listings, months supply, average DOM, and cumulative DOM for June and July. These are aggregate regional figures, not individual-home observations.

  • Average DOM change: 24 - 21 = 3 days

What this can and cannot tell us

  • Broad metro context: the 11-county ARA region includes Forsyth, Fulton and Gwinnett, but excludes Hall. It does not isolate named cities, Lake Lanier waterfront, neighborhoods or luxury homes.
  • Source interpretation first: these calculations compare separately published June and July regional snapshots. The July quoted month-over-month rates differ from calculations using the two displayed levels, and the source does not state whether revisions or different bases explain the difference. This work does not guess or reconcile that discrepancy.
  • DOM is an aggregate regional measure and does not predict an individual listing's time to sell.
