What changed
Here is the useful July read: the 11-county ARA region recorded 4,824 sales, down 624 from June's 5,448. New listings also eased, from 9,036 to 8,368. Both sides of the monthly flow slowed.
That matters because a lower sales count alone can invite too much interpretation. In this comparison, fewer new listings arrived as well. The public data does not tell us why households made those choices, so it is more accurate to call this a slower monthly flow than to attach a single cause.
The smart move
For a buyer or seller, use a regional count as context before making a local decision. Ask what is happening in the exact neighborhood, price range and property type you are considering. Those are different questions from the ARA regional total.
July is the latest actual period available in this source as retrieved September 29, 2026. It includes Forsyth, Fulton and Gwinnett, but excludes Hall, so it should not be used as a Lake Lanier or Gainesville market reading.
