Activity and price tell different stories

Georgia MLS reported 187 Hall County sales for August 2026, compared with 185 a year earlier. The two-sale increase is modest. Over those same months, the reported average sold price moved from $574,336 to $524,363. The arithmetic difference is $49,973, or 8.7%.

A nearly unchanged count and a lower average can coexist. The report does not identify how much of the price change came from the type, size, location or condition of properties that sold. It therefore cannot establish that an individual Hall County home lost 8.7% of its value.

Use the right comparison set

For a Hall County seller, the practical question is how the home compares with recent, relevant closings and active alternatives. For a lakefront property, countywide averages cannot price shoreline access, views or a dock. Those features need separate evidence.

The two August observations are a same-month comparison, which avoids comparing different calendar months but does not control for sales mix. Georgia MLS coverage is also narrower than a complete census of every transaction. Treat this as a starting point for a focused review.

Calculate year-over-year change as (August 2026 value / August 2025 value - 1) × 100. Compare the same calendar month; this is not a seasonally adjusted series.
