Georgia MLS August sales fell in Fulton and rose in Gwinnett; average prices moved differently across the two county samples.

Gwinnett reported sales change

+5.2%

643 sales compared with 611 a year earlier.

The county totals moved in opposite directions

Georgia MLS recorded 595 Fulton County sales in August 2026, 37 fewer than August 2025. Gwinnett recorded 643, an increase of 32. On the same calendar-month basis, that is a 5.9% decline in Fulton and a 5.2% increase in Gwinnett.

The average sold price increased in both samples, but at different rates: about 15.1% in Fulton and 1.2% in Gwinnett. These are arithmetic changes in county averages. They are not appreciation rates for the same properties.

Do not collapse the geography

A north Atlanta search may cross county and city boundaries. These county rows show why a single regional characterization can hide different patterns. They do not rank the counties as investments or show which location is a better fit for an individual household.

Fulton County is broader than Alpharetta, Milton and Roswell; Gwinnett is broader than the Gwinnett portion of Buford. Neither row isolates a golf community or a luxury price tier. A useful shortlist needs property-level evidence within the actual search area.

Read the August 2025 and August 2026 Solds and Ave Sold Price columns for the named counties. Retain the source averages as published, rounded to whole dollars.

Calculate year-over-year change as (August 2026 value / August 2025 value - 1) × 100. Compare the same calendar month; this is not a seasonally adjusted series.

  • Fulton reported sales change: (595 - 632) / 632 × 100 = -5.85%
  • Gwinnett reported sales change: (643 - 611) / 611 × 100 = 5.24%
  • Fulton average sold price change: (769,555 - 668,559) / 668,559 × 100 = 15.11%
  • Gwinnett average sold price change: (488,775 - 482,933) / 482,933 × 100 = 1.21%
