Cumming’s real estate market is transitioning from the seller-dominated frenzy of 2021–2023 into a more balanced landscape — and that’s actually good news for buyers.

- Year-over-year change: Prices up 2–9% in Cumming proper, though Forsyth County overall softened ~4%

Cumming sits along Georgia 400, the primary north-south highway connecting North Georgia to Atlanta. From South Forsyth, you can reach Alpharetta in 15–25 minutes without hitting the worst traffic. Buckhead and Midtown are 45–60 minutes depending on the time of day.
The $4.16 billion GA-400 expansion currently under construction will add lanes and improve interchanges, which is expected to reduce commute times and increase property values along the corridor — particularly in South Forsyth.

Three Chimneys Farm
One of Cumming’s most iconic neighborhoods. Built on a historic farm east of GA-400, every home features classic architectural elements — porches, chimneys, traditional Georgia design. Clubhouse, tennis courts, pool, and a tight-knit community that hosts events throughout the year.
Master-Planned Communities
Vickery Village
Craftsman-style homes with front porches, detached garages, and a layout designed for walkability. The village center includes shops and restaurants within the neighborhood. Single-family homes average around $1.35M, townhomes near $750K. This is where you want to be if walkability matters.
Westbrook
One of the most well-rounded master-planned neighborhoods in Cumming. Beautiful homes, strong community programming, and reasonable HOA fees ($1,639/year). Appeals to families who want built-in social infrastructure without country-club pricing.

1. Start With the School Zone
If you have school-age kids or plan to, the school zone determines your home search more than the neighborhood name. Lambert and South Forsyth zones command the highest premiums — if schools aren’t your priority, you can find better value in other zones.
2. Understand South Forsyth vs. North Forsyth
South Forsyth (closer to Alpharetta) is more developed, more expensive, and more suburban. North Forsyth (closer to Lake Lanier and Dawsonville) offers more land, lower prices, and a more rural character. Your lifestyle preference determines which side of the county is right for you.
3. Time It Right
Inventory is up 26% and days on market are extending. If you’ve been waiting for more options and less competition, this is the window. Spring 2026 is expected to bring even more inventory as builders deliver new construction.
4. Don’t Skip New Construction
With 304+ active new construction communities, Cumming has options at every price point. Builders are offering incentives (rate buydowns, closing cost credits) that weren’t available during the seller’s market. Compare new construction costs against resale — in some neighborhoods, you can build for less than buying existing.
5. Work With Someone Who Knows This Market
Cumming is large, diverse, and changing fast. The difference between South Forsyth and North Forsyth, between a Lambert zone and a West Forsyth zone, between lake-access and off-water — these details determine whether you make a smart investment or overpay for the wrong location.
