A 2026 guide to the top 55+ active-adult communities near Lake Lanier: which ones qualify, how amenities compare, and what to verify before you buy.
Top 55+ Adult Communities Near Lake Lanier (2026 Buyer's Guide)
A 55+ community near Lake Lanier is a neighborhood that uses the federal housing-for-older-persons exemption to limit occupancy by age, organized around shared amenities such as a clubhouse, fitness space and walking trails. To qualify, HUD's regulation at 24 CFR 100.305 requires that at least 80 percent of occupied units have at least one resident aged 55 or older (eCFR text current as of October 26, 2026). The age group is large in this market: in the U.S. Census Bureau's 2024 American Community Survey 1-year estimates (table B01001), 64,943 of Hall County's 221,745 residents, about 29 percent, were 55 or older. This guide from DreamSmith Realty covers four Hall and Forsyth County communities whose builders or homeowners associations describe them as 55+ or active adult, and explains how to confirm which ones are legally age-restricted before you tour.
What legally makes a community "55+" in Georgia?
A 55+ community is housing that meets the "housing for older persons" exemption in the federal Fair Housing Act, which the U.S. Department of Justice describes as housing that "meets the standards set forth in the Housing for Older Persons Act of 1995" and may operate as senior housing (DOJ Civil Rights Division, The Fair Housing Act, retrieved October 2026). HUD's implementing rules, in the eCFR text current as of October 26, 2026, set three requirements. At least 80 percent of occupied units must have one occupant aged 55 or older (section 100.305). The community must publish and adhere to policies that show its intent to operate as housing for people 55 and older (section 100.306). And it must keep age-verification procedures, with updates through surveys or other means at least once every two years (section 100.307).
The practical consequence for a buyer is that the governing documents matter more than the marketing. HUD lists the factors it weighs, including how the community is described to prospective residents, its advertising, its written covenants and its actual practices. The same section says phrases such as "adult living" or "adult community" in advertising are not consistent with an intent to operate as 55+ housing (24 CFR 100.306, eCFR current as of October 26, 2026). "Active adult" is a marketing description, not a legal status, so ask for the recorded declaration and the HOA's most recent age-verification survey before writing an offer.
Which 55+ communities near Lake Lanier does this guide cover?
This guide covers four communities, chosen by DreamSmith Realty as an editorial selection rather than a ranking: each is in Hall or Forsyth County, and each is described as 55+ or active adult by its own builder or homeowners association. Cresswind at Lake Lanier is a Kolter Homes community in Gainesville, Hall County. In an October 17, 2019 post, Kolter Homes called it "the only 55+ new home community directly on Lake Lanier", and a January 30, 2020 Kolter closeout announcement described a three-floor clubhouse with an indoor pool and spa, a fitness center and 17 pickleball courts. Kolter's current new-homes page did not list the community when we checked it in October 2026, so homes there now trade as resales.
Village at Deaton Creek is a Del Webb community in Hoschton. The community's HOA website describes it as a "gated, 55+, active adult, HOA-managed community" with a clubhouse and sports complex, walking trails and a fishing pond, and its resident-written history says the first residents closed on November 9, 2006, after the Hall County Commission approved the plans. The Gainesville Times places it in South Hall County and notes that Pulte, which owns Del Webb, developed it.
The Orchards Group, which calls itself a builder of "55+ Active Adult Communities in North Atlanta" on its homepage, has two Forsyth County communities selling in October 2026. Orchards of South Forsyth, on Atlanta Highway in Cumming, is labeled an "ACTIVE ADULT 55+ neighborhood" with ranch condominiums, villa townhomes, a clubhouse and an outdoor saltwater pool. The Orchards of Coal Mountain, on Matt Highway in Cumming, is marketed as active adult with duplex homes, a clubhouse and two pickleball courts; its page does not state a minimum age, which is exactly the kind of detail to confirm in the recorded covenants.
What amenities matter most in a 55+ community near a lake?
Single-story living is the design feature that most separates age-restricted housing from the rest of the new-home market. According to a September 29, 2025 National Association of Home Builders analysis of the Census Bureau's 2024 Survey of Construction, "a higher percentage of age-restricted homes are attached, single-story, and lack a basement," and new age-restricted homes averaged 2,200 square feet compared with 2,100 for other new homes. In a 55+ community near a lake, a few other amenities deserve a close look.
Courts are one of them. The 2024 State of Pickleball report from the Sports & Fitness Industry Association and Pickleheads, released November 14, 2024, found that pickleball participation grew 51.8% from 2022 to 2023 and that dedicated pickleball facilities grew 55% year over year in 2024, so court count and reservation rules are worth asking about. Fitness programming, as distinct from equipment, is a second differentiator when comparing HOAs. Transportation is a third: ask whether the HOA offers or contracts shuttle service to shopping, medical appointments and Lake Lanier parks, because that changes how often residents reach the water.
How do the Lake Lanier area 55+ communities compare?
| Community | Location and county | Builder | Age status in builder or HOA materials | Lake Lanier relationship |
|---|---|---|---|---|
| Cresswind at Lake Lanier | Gainesville, Hall County | Kolter Homes (now resale) | "55+" (Kolter, 2019) | Described by Kolter as directly on Lake Lanier; a local visitor guide describes an on-property marina, Cresswind Landing |
| Village at Deaton Creek | Hoschton, South Hall County | Del Webb (Pulte) | "gated, 55+, active adult" (HOA site) | Not on the lake; the HOA site describes an on-site fishing pond |
| Orchards of South Forsyth | Cumming, Forsyth County | The Orchards Group | "ACTIVE ADULT 55+" (builder site) | Not on the lake; south Forsyth near the Alpharetta line |
| The Orchards of Coal Mountain | Cumming, Forsyth County | The Orchards Group | "Active Adult"; no minimum age stated on its page | Not on the lake |

Boat-slip ownership, day-dock access and HOA fees change with each community's rules, so treat the lake column as a starting point and confirm slip rules with the Cresswind HOA before relying on them. On October 27, 2026, the Orchards Group listed both of its communities from the low $500s on its South Forsyth and Coal Mountain pages; builder pricing changes often, so ask for a current price sheet.
What financial questions should a 55+ buyer prepare before touring?
Six questions belong in the first conversation with a buyer's agent, before any showings.
- What is the current HOA assessment, and how has it moved over the last several budgets, based on the HOA's most recent budget and reserve study?
- What is the community's reserve funding level, and when was the last reserve study completed?
- Are amenity programs included in the assessment, or billed separately for pickleball leagues, pool programming or fitness classes?
- What is the HOA's rental policy, including short-term rentals, and how does the HOA count rented units in its age-verification survey?
- Which homestead exemptions apply in this county? The Georgia Department of Revenue lists statewide exemptions that begin at age 62 and age 65 and notes that counties may adopt their own, so Hall and Forsyth rules can differ (retrieved October 2026).
- What is the resale record? How many homes sold in the community over the last 12 months, and how did sale prices compare to list prices?
The answers to those six questions say more about the cost of living in a specific community than a model home tour does.

What are the most common questions about 55+ communities near Lake Lanier?
Q. Can I buy in a 55+ community if I am under 55? A. Under 24 CFR 100.305 (eCFR current as of October 26, 2026), at least 80 percent of occupied units must have at least one resident aged 55 or older, and each community may set its own age rule for the remaining units. Some communities allow a younger spouse or partner when one occupant meets the age threshold. Read the recorded covenants for the specific community.
Q. Do 55+ communities allow children or grandchildren to live there? A. HUD's rule at 24 CFR 100.306(d) (eCFR current as of October 26, 2026) says a 55+ community may allow occupancy by families with children as long as it still meets the 80 percent occupancy test and its published intent policies. Whether a given community permits it, and how it treats extended visits, is set by that community's covenants, so ask the HOA for the written policy.
Q. Can the age restriction be removed later? A. Covenants can be amended through the process and vote threshold that the community's own declaration sets out. Ask the HOA when the covenants were last amended, what vote an amendment requires, and whether any amendment has touched the age policy.
Q. Do 55+ communities near Lake Lanier include boat slips or shared docks? A. It varies. Kolter has described Cresswind at Lake Lanier as directly on the lake, and a local visitor guide describes an on-property marina with boat-slip ownership and day-dock use. Village at Deaton Creek and the two Orchards communities are not on the lake. Slip rules change, so verify current ownership, transfer and fee terms with the HOA in writing.
Q. How does financing work in a 55+ community? A. Buyers use the same loan types available for other Georgia residential purchases, and some pay cash from the sale of a prior home. A lender familiar with the specific HOA can flag any review items the association needs to satisfy before closing.
Q. Can I run a home office in a 55+ community? A. Covenants commonly address business use that brings customers or delivery traffic to a residence, and the rules differ by community. Read the use restrictions in the recorded declaration before assuming a home office or consulting practice is allowed.
