Where did choice change?
Inventory rose in five selected city series, but the magnitude varied. That invites a closer review of the local choice set, not an assumption that every property is easier or harder to buy or sell.
A city count cannot identify a family's relevant homes or the actual options in a particular community.
The largest selected inventory rise was Alpharetta: 420 to 482, or 14.8%. Cumming added 113 homes, rising from 1,147 to 1,260. Those figures show different scale as well as different percentage movement. A family comparing cities should ask whether the extra choice consists of homes that actually meet its use, location and ownership requirements.
Separate incoming supply from available supply
New listings and inventory are not interchangeable. New listings count additions; inventory counts available homes in the reported month. Neither replaces a focused competitive review.
For a strategic decision, define property requirements first and compare the homes that actually meet them.
Cumming's new listings rose from 265 to 282, while Milton's fell from 65 to 55 and Roswell's from 133 to 120. That contrast is why inventory should not be read as a simple buyer-versus-seller score. Incoming supply, remaining supply and the composition of homes available each deserve separate review.
Use the data as a briefing
Public context is valuable when it produces a sharper question: what is available now, what is truly comparable, and what terms matter?

For a seller, the decision brief should identify the homes a buyer will compare first and the evidence that distinguishes the property. For a buyer, it should identify meaningful alternatives, financing constraints and ownership obligations. Broad city counts help form those questions but cannot complete them.
Before describing a city as more competitive, ask what kind of homes entered the count, how long they remained, and whether they match the buyer's actual requirements. The answer comes from a current review, not from the total alone.
