Choose sales that compete for the same buyer

The starting question is not simply, “Which homes sold nearby?” It is, “Which sold homes would have appealed to the same buyers?” Fannie Mae's comparable-sales guidance says comparables should be competitive and appeal to the same market participants as the subject, even though the properties do not need to be identical. That is appraisal policy for Fannie Mae-eligible loans, not a universal consumer rule or a shortcut to a purchase price.

Verify instrument and assessment records

Use official records to verify facts, not to manufacture a valuation conclusion. The Georgia MLS Forsyth County table reports 270 sold listings in July 2026, an average list price of $741,020, and an average sold price of $723,868. It also showed 1,149 active listings at an average list price of $839,487 and 149 under-contract listings at an average list price of $792,249 when accessed on August 10, 2026.

Those are county aggregates. Average and median are different metrics, and Forsyth County statistics are not City of Cumming statistics. The active and under-contract figures are point-in-time counts from a live page, with no finer timestamp or disclosed revision policy in the source pack. They do not establish transaction probability or the price of a particular home.

The Georgia MLS 400 North snapshot covers Forsyth, Dawson, and Lumpkin counties. It reports a July 2026 median sales price of $574,000 on 382 units sold.
