A county pace comparison needs a date and a limit

Redfin's May 2026 archive shows different county listing-to-contract times and price-drop shares. Historical broad county context only.

BROAD COUNTY CONTEXT: Hall, Forsyth, Fulton and Gwinnett counties, Georgia. Data period: May 2026 historical archive. Broad county historical context only. This May 2026 archive is not current data and does not establish a city, neighborhood, Lake Lanier, waterfront, luxury-segment, MLS, or property-specific result.

Start with the right clock

Redfin's median days on market is a listing-to-contract measure. It is not a closing timeline or a promise for a current listing.

The May 2026 archive is deliberately historical. Sound advice refreshes data before it becomes a decision input.

The historical archive reports 49 median listing-to-contract days in Hall County, 38 in Forsyth, 42 in Fulton and 37 in Gwinnett. That is a 12-day span across four large counties. It is enough to show why county pace should be labeled carefully, but not enough to choose a city, waterfront area or home.

County data widens the lens

Hall, Forsyth, Fulton and Gwinnett are broad counties. Their metrics mix homes that may have little in common with a specific property.

Use the table to identify where a more focused review is needed. Do not use it to declare a Lake Lanier or luxury result.

The price-drop shares ranged from 31.1% in Fulton to 35.3% in Forsyth. The 4.2-percentage-point spread is a listing metric difference, not a difference in final discounts. Ask what the specific current competition has done and why, rather than treating a county share as an expected concession.

Move from broad briefing to relevant plan

Define the property type, intended use and geography first. Then review actual competing homes and comparable transactions.

For a buyer, use a historical county briefing to decide where a current search needs more scrutiny. For a seller, use it to avoid broad assumptions and focus on the actual comparison set. The relevant evidence still begins with current homes, contracts and property-level facts.

Questions behind the numbers

Is this current county data?

No. It is a historical May 2026 archive and should be refreshed before a decision.

Does median DOM mean time to close?

No. Redfin defines it as listing to contract.

Does price-drop share show likely discount?

No. It is a listing metric, not a property-specific final-price estimate.

Sources and reporting period

4 analyzed county-month observations: exact Georgia counties, All Residential, 30-day period, not seasonally adjusted, May 2026 archive. Broad county historical context only. This May 2026 archive is not current data and does not establish a city, neighborhood, Lake Lanier, waterfront, luxury-segment, MLS, or property-specific result. Redfin median days on market measures listing to contract, not closing. Redfin price drops are listed reductions of at least 1% and no more than 50%; the share does not predict a specific discount or concession.
